Transformation of a former major oil storage terminal (MOSF) to a commercial property for large-scale warehouse/logistics (over 77 acres of building and solar panels) designed to support the e-commerce marketplace was accomplished largely through the beneficial reuse of waste materials. A key part of the development was assurance that all in-bound soil, sediments, and recyclable materials met the Beneficial Use Determination (BUD) and Fill Acceptance requirements of the NYSDEC-approved plans. Additional field support included monitoring the potential for impact to the local community.
